- 01Host & Key Collective works with short-term rental owners in markets across the U.S., with a primary focus on Columbia, South Carolina and Charlotte, North Carolina. Because every property has different needs, availability outside the primary markets depends on the property location, and level of local support required.
- 02Our co-hosting support can include guest communication, reservation and calendar management, check-in and checkout coordination, turnover coordination, maintenance and vendor coordination, issue resolution, review management, and performance reporting. Your exact services are outlined in your agreement based on your property’s needs.
- 03No. Every property and owner is different. We’ll learn what you’re already handling, where you need support, and build your service scope around those needs. You won’t automatically be placed into a one-size-fits-all package.
- 04Pricing depends on the services selected, property needs, and level of support required. After reviewing your property and goals, we’ll provide your proposed service fee before you sign an agreement. There are no surprise management fees added after you begin.
- 05When supported by the booking platform, Host & Key’s eligible co-host fee can be automatically deducted and paid from booking payouts. Any remaining management fees, minimum shortfalls, or separately approved services are reconciled and invoiced as outlined in your agreement.
- 06The property owner remains responsible for property-related expenses, including cleaning costs, maintenance, repairs, supplies, and vendor charges unless otherwise stated in the agreement. When included in your service scope, Host & Key coordinates these services on your behalf.
- 07We assess the situation, communicate with the appropriate parties, and coordinate approved vendors when necessary. We follow the authorization limits established with you in advance and contact you when an issue requires additional approval. Emergencies are handled according to the property’s established emergency procedures.
- 08No reputable co-host can guarantee specific booking or revenue results. We focus on the things we can influence: responsive hosting, strong guest experiences, property readiness, performance monitoring, and thoughtful strategy. When pricing or listing optimization is included, we’ll also use property and market information to guide recommendations.
- 09Absolutely. You remain the owner and stay in control of your property. Owner stays can be blocked on the calendar with appropriate notice, and major property decisions remain yours. Our role is to manage the responsibilities you’ve authorized us to handle.
- 10Yes. Clear owner communication is part of how we operate. You’ll receive updates about important guest or property concerns, and we’ll keep you informed about matters requiring your attention or approval. Reporting will also be provided according to your service agreement.
- 11Start by completing our Owner Screening Form and telling us about your property, current setup, and the support you’re looking for. We’ll review the information and, if we’re a good fit, prepare a customized agreement outlining your services, fees, responsibilities, and authorization terms. Once the agreement is completed, we’ll move into onboarding.
